Purchase Process
The process for purchasing an NNN (triple net) property can be categorized into three phases.
Review
National NNN Investment Group provides Buyer with salient property formation including- Tenant (credit) information
- Lease terms
- Photos and area information
- Lease, location and tenant
- Likes and dislikes
- Buyer’s risk/return parameters
- Buyer discusses pricing and terms with National NNN Investment Group and then strategizes to make an offer
Purchasing
National NNN Investment Group drafts a non-binding Letter of Intent- National NNN Investment Group creates a non-binding Letter of Intent (LOI) for buyer to review, revise and sign
- National NNN Investment Group submits signed LOI to property Seller
- Seller responds to the Buyer’s offer
- If terms are met, Seller drafts the Purchase Agreement
- Buyer reviews Purchase Agreement with Buyer’s legal counsel
- Buyer and Seller negotiate terms of the purchase and sale
Closing
Due diligence support- Seller provides Buyer with all existing due diligence documents
- Buyer completes inspection period and financing work (if any)
- Buyer funds are wired to the Title Company
- Property title is transferred to the Buyer
- National NNN Investment Group sends out any remaining documents
